08.9 · Real estate, infrastructure & logistics¶
Sector playbook. Residential real estate came out of a decade-long slump in 2021 and the listed leaders deleveraged and gained share from unorganised developers; commercial real estate is now largely held through REITs; roads and airports are concession businesses with NHAI and AERA as the counterparties; logistics and warehousing are being reshaped by GST, the freight corridors and quick commerce. The methods are in 07.6; this page is the field guide.

1. Residential real estate¶
| Item | Notes |
|---|---|
| How it makes money | Buy or tie up land (owned, JV/JD, redevelopment); launch; sell units during construction; collect in instalments; deliver; recognise revenue at completion |
| KPIs | Pre-sales (₹ Cr, sq ft), price realisation/sq ft, collections, launches, unsold inventory (months), operating cash flow, net debt, land bank and its cost, JD share, approvals pipeline |
| Cycle | 2013–20 slump (inventory, RERA, demonetisation, NBFC crisis); 2021–25 recovery with premium/luxury leading; 2025–26 saw slowing volumes in some markets with prices still rising — verify current PropEquity/Anarock data by city |
| Structure | Consolidation toward listed, branded developers (DLF, Lodha/Macrotech, Godrej Properties, Prestige, Oberoi, Sobha, Brigade, Signature Global); unorganised share falling since RERA |
| Regulation | RERA (escrow, delivery timelines, disclosures); stamp duty and registration (state); approvals (the real constraint on launches); GST on under-construction property |
| Valuation | NAV per project + land + rental assets − debt; price/NAV bands; pre-sales-based multiples (EV/pre-sales) as a cross-check; never trailing P/E |
| Red flags | Collections lagging pre-sales for more than two years; customer advances funding land purchases; related-party contractors; NAV "value" of unapproved land; leverage rising with launches; promoter entities holding the best land |
2. Commercial real estate & REITs¶
Office (Bengaluru, Hyderabad, Mumbai, NCR, Pune — GCC-driven demand), retail malls, warehousing/industrial. Metrics: leased area, occupancy, in-place rent vs market rent (mark-to-market upside), weighted average lease expiry (WALE), tenant concentration (IT/GCC share), cap rates (7.5–9%), NOI growth, development pipeline. REITs (Embassy, Mindspace, Brookfield, Nexus Select for malls; Knowledge Realty — verify) are valued on distribution yield vs G-secs and price/NAV; sponsors' listed developers hold REIT units and development pipelines. Watch: SEZ de-notification rules, GCC hiring cycles (AI effects on IT-office demand), interest rates.
3. Roads, airports, ports¶
| Segment | Model | KPIs | Counterparty/regulator | Companies (verify) |
|---|---|---|---|---|
| Roads | EPC, HAM, BOT-toll, TOT; InvITs | Order book, HAM annuities, toll collections, traffic growth, WPI-linked escalation, claims | NHAI, MoRTH | IRB, KNR, PNC, HG Infra, Dilip Buildcon, GR Infra, Cube Highways InvIT |
| Airports | Regulated aero tariffs (AERA, on a regulated asset base) + non-aero (retail, F&B, parking, real estate) | Passengers, aero yield, non-aero revenue per pax, capex/tariff control periods | AERA, AAI concessions | Adani Airports (within Adani Enterprises), GMR Airports |
| Ports | Cargo × tariff; concession agreements; captive vs third-party | Volumes (MT/TEU), realisation per tonne, EBITDA/tonne, concession life | Major ports (TAMP) vs non-major (state) | Adani Ports, JSW Infra, Gujarat Pipavav |
Valuation: project DCFs to concession end (roads, ports), RAB-based plus non-aero DCF (airports), order-book conversion for EPC; InvIT NAV/yield for pooled assets (07.6 §2). Red flags: claims receivable from authorities booked as income; traffic assumptions above regional GDP; debt at SPV level not visible in consolidated leverage ratios; group-level related-party EPC.
4. Logistics & warehousing¶
| Segment | Economics | KPIs | Companies (verify) |
|---|---|---|---|
| Express/parcel (B2B, B2C) | Network density; volumes × yield; e-commerce exposure | Tonnage/shipments, yield per kg, network utilisation, EBITDA margin (10–20%) | Delhivery, Blue Dart, TCI Express |
| Road freight, 3PL, contract logistics | Asset-light or owned fleets; contracts | Revenue per truck, contract renewals | TCI, Mahindra Logistics, VRL (owned fleet) |
| Rail & container | Concessions; freight-corridor volumes | TEUs, realisation, DFC usage | Container Corp (PSU), Gateway Distriparks |
| Warehousing | Grade-A supply; rents; developers and REIT-like structures | Leased area, rents, occupancy | Indospace (unlisted), listed developers' warehousing arms |
| Quick-commerce dark stores | The new demand for urban micro-warehousing | Per-store economics (07.4) | Via Eternal/Swiggy |
Drivers: GST (hub consolidation), e-commerce growth, dedicated freight corridors, fuel prices, driver availability, the shift from unorganised to organised (formalisation). Valuation: EV/EBITDA and P/E for asset-light express; DCF with fleet capex for owned-asset models; price/NAV for warehousing assets.
5. Accounting quirks (sector-wide)¶
Completion-method revenue and contract liabilities (developers); JD/JV structures (share of profit, land owner's share); SPV-level debt and non-recourse structures (consolidated vs project); concession intangibles (Ind AS — service concession arrangements: BOT assets are financial or intangible assets, with amortisation and "construction revenue" that is not real revenue); claims and arbitration awards as contingent assets; REIT/InvIT distribution components; lease accounting for logistics (Ind AS 116); fuel-surcharge pass-through in freight.
6. The 10-question sector checklist¶
- What is the cash-flow metric that matters (pre-sales/collections; annuity schedule; toll collections; NOI; shipments) — and is it disclosed?
- Counterparty: who pays, and what is their payment record (customers, NHAI, DISCOMs, authorities)?
- Approvals/concessions: what is the pipeline, and what are the expiry dates?
- Leverage: consolidated and project-level; refinancing calendar?
- Land or asset bank: at cost, at market, at what discount; how fast can it be monetised?
- Cycle position: launches vs absorption (residential); traffic vs GDP (roads); rents vs market (offices)?
- Regulation: RERA, AERA control periods, TAMP, state stamp duties, SEZ rules?
- Group structure: promoter land entities, related-party EPC/contractors, listed subsidiaries/REIT units?
- NAV/DCF vs price, with sensitivities to price/sq ft, cap rates, traffic and rates?
- What does the multiple imply — and is the market pricing the cycle's next phase or extrapolating this one?
